Request: Grant a three-year extension to August 16, 2026 for Tentative Tract Map (TTM) No. 60367 for the subdivision of 109 residential lots in the R-7,000 and R-10,000 zones.
 
   
Recommendation: Adopt Resolution No. 23-19 granting a three-year extension to August 16, 2026 for Tentative Tract Map No. 60367 for 109 residential lots in the R-7,000 and R-10,000 zones.

Tentative Tract Map No. 61574, TEX23-006 Request for Extension

Location: Approximately 15± acres at the northwest corner of 30th Street East and Avenue K-4 (APN: 3170-007-053)
   
Request: Grant a three-year extension to August 16, 2026 for Tentative Tract Map (TTM) No. 61574 for the subdivision of 46 residential lots in the R-10,000 zone.
   
Recommendation: Adopt Resolution No. 23-20 granting a three-year extension to August 16, 2026 for Tentative Tract Map No. 61574 for 46 single-family residential lots in the R-10,000 zone.

Zone Text Amendments to Title 15, 16, and 17 of the Lancaster Municipal Code             
   
Applicant: City of Lancaster
   
Location: Citywide
   
Request: Recommendation approval to the City Council for Zone Text Amendments to Title 15, 16 and 17 of the Lancaster Municipal Code to implement 2021-2029 Housing Element programs and provide clarification, consistency, and compliance with State codes and update standards and regulations. 
   
Recommendation: Planning Commission adopt Resolution 23-21 recommending approval to the City Council for Zone Text Amendments to Title 15, 16 and 17 of the Lancaster Municipal Code to implement 2021-2029 Housing Element programs and provide clarification, consistency, and compliance with state code and update standards and regulations.

Tentative Tract Map No. 83572             
   
Applicant: Civil Design & Drafting/Imad Aboujawdah
   
Location: ±28.9 gross acres at the northeast corner of Lancaster Boulevard and 35th Street East (Assessor Parcel Numbers [APNs] 3150-021-028 and 3150-021-029)
   
Request: A Tentative Tract Map to subdivide the subject property into 118 single family residential lots in the R-7,000 (single family residential, minimum lot size 7,000 square feet) zone
   
Recommendation: Adopt Resolution No. 23-23 approving Tentative Tract Map No. 83572 for the subdivision of approximately 28.9 gross acres into 118 single family residential lots in the R-7,000 zone located at the northeast corner of Lancaster Boulevard and 35th Street East (APNs: 3150-021-028 and 3150-021-029), adopting the Initial Study/Mitigated Negative Declaration (SCH# 2023070372), approving the Mitigation Monitoring and Reporting Program and authorizing staff to execute the Notice of Determination
