Request: A Conditional Use Permit (CUP) to allow for an existing Mi Ranchito Mexican Bar & Grill to provide live entertainment in an expanded tenant space within an existing building located in the Commercial (CPD) zone at 1721 East Avenue J (APN 3147-041-022).
   
Recommendation: Adopt Resolution No. 23-31 approving CUP No. 23-002 to allow for an existing Mi Ranchito Mexican Bar & Grill to provide live entertainment in an expanded tenant space within an existing building located in the CPD zone at 1721 East Avenue J.

Recommendation: Adopt Resolution No. 23-32 approving CUP to allow a banquet hall within an existing building in the CPD zone located at 44950 Valley Central Way, Suite 104.

Applicant: Guardian Capital (Glen Powles)
   
Location: ±20 acres on the northeast corner of 30th Street West and Lancaster Boulevard (Assessor’s Parcel Number: 3153-034-087)
   
Request: Tentative Parcel Map (TPM) to subdivide ±20 acres into two lots for two residential projects – one lot for a 324-unit apartment complex, and the other lot for a 96-unit townhouse community. A Conditional Use Permit (CUP) is requested to develop multifamily residential in the Commercial Planned Development (CPD) zone. 
   
Recommendation: Adopt Resolution No. 23-37 approving TPM No. 23-002 (TPM 84233) for the subdivision of approximately 20 gross acres into two lots located on the northeast corner of 30th Street West and Lancaster Boulevard; approving CUP No. 23-014 to allow for two multifamily residential projects to be constructed in the CPD zone; adopting the Initial Study/Mitigated Negative Declaration (SCH# 2023110213), approving the Mitigation Monitoring and Reporting Program (MMRP) and authorizing staff to execute and file the Notice of Determination (NOD).

Request: A Tentative Tract Map (TTM) to subdivide the subject property into 219 lots (215 single family residential lots and 4 drainage basin lots) in the
R-7,000 (single family residential, minimum lot size 7,000 square feet), R-10,000 (single family residential, minimum lot size 10,000 square feet), and R-15,000 (single family residential, minimum lot size 15,000 square feet) zones.
   
Recommendation: Adopt Resolution No. 23-38 approving TTM No. 66680 for the subdivision of approximately 72 gross acres into 219 lots (215 single family residential lots and four drainage basin lots) in the R-7,000, R-10,000 and R-15,000 zones generally bound by Avenue K-8, Avenue L, 52nd Street West, and 57th Street West, adopting the Initial Study/Mitigated Negative Declaration (SCH# 2023110234), approving the Mitigation Monitoring and Reporting Program (MMRP) and authorizing staff to execute and file the Notice of Determination (NOD).
