Location: ±40 acres at the southeast corner of 60th Street West and Avenue K-4 (Assessor Parcel Numbers: 3204-009-026, 3204-009-079, 3204-009-081)
 
   
Request: An amendment to Conditional Use Permit No. 22-008 to modify the development standards to increase lot coverage for an age-restricted residential planned development in the R-7,000 (single family residential, minimum lot size 7,000 square feet) zone
   
Recommendation: Adopt Resolution No. 24-10 approving Conditional Use Permit No. 24-001 amending the development standards for Conditional Use Permit No. 22-008 to allow for increased lot coverage for the development of an age-restricted residential community in the R-7,000 zone located at the southeast corner of 60th Street West and Avenue K-4 (APNs: 3204-009-026, 3204-009-079, 3204-009-081).

Location: +20.5 acres at the northwest corner of 35th Street West and Avenue M-8 (APN: 3111-001-063 and -088)
   
Request: A Tentative Tract Map to subdivide the subject property into 32 single-family lots in the Semi-Rural Residential (SRR) zone.
   
Recommendation: Adopt Resolution No. 24-11 approving Tentative Tract Map No. 22-009 (TTM 67239) for the subdivision of approximately 20.5 gross acres into 32 single-family lots located at the northwest corner of 35th Street West and Avenue M-8 (APN: 3111-001-063 and -088) in the Semi-Rural Residential (SRR) zone, and adopting the Initial Study/Mitigated Negative Declaration (SCH# 2024040600), approving the Mitigation Monitoring and Reporting Program and authorizing staff to execute and file the Notice of Determination.

Request: Tentative Tract Map to subdivide 7.5 ± gross acres into 28 single-family residential lots and one lot for a detention basin in the R-7,000 zone
 
   
Recommendation: Adopt Resolution No. 24-12 approving Tentative Tract Map No. 22-16 (TTM 83865) to allow for the subdivision of 7.5 gross acres into 28 single-family lots and one lot for a detention basin in the R-7,000 zone located at the Southwest Corner of Avenue J and 32nd Street West (Assessor Parcel Numbers: 3153-017-022, -023 and -024),  adopting the Initial Study/Mitigated Negative Declaration (SCH #2024040662), approving the Mitigation Monitoring and Reporting Program, and authorizing staff to execute and file the Notice of Determination
